Urban integration
The integrated urban planning approach creates social, economic and ecological benefits. A generous opening of the block to Plaza Sur Pando creates new, attractive passageways through the block to c/Acónito und der Avda de la Dirección and thus supports the interaction between the new buildings and the existing neighbourhood. The green terraces of the garden courtyard are a place for residents and neighbours to play and meet. Terraced façades derived from the natural course of the terrain are the characteristic motif of the new urban quarter and a recognisable urban structure. Scale and rhythm of the façades allow the new buildings to blend harmoniously into its urban context. The topographically highest point on Calle Isabel Serrano is emphasised by a special architectural expression. Its prominent location accommodates public functions such as communal and commercial spaces as well as general access to the underground car park, which enliven the square.
Modular floor plans:
Three floor plan variants, each with the same access core, form the basis for a needs-based and efficient division of the usable space between the three flat types. Most of the flats have a double orientation and cross ventilation, which favours the optimisation of the construction and reduces maintenance costs.
Facades:
The project thrives on the tension between sequencing, repetition and adaptation to the location. Robust and durable building materials typical of the region were used, such as light-coloured red bricks and white plaster. Simple cornices and mouldings structure the façades, alternating between brick and render, and divide the large building block into recognisable individual house units. Traditional construction methods such as filter masonry made of perforated bricks support the lighting and cross-ventilation of the houses and serve as sun protection to save energy.
Construction:
The challenging building plot calls for customised solutions. However, the proposal aims to achieve individuality with a maximum of typical, standardised and serial elements. The structural simplicity and standardisation of the project with a maximum of prefabricated materials leads to a rational and economically justifiable construction strategy.
